Harrison Street’s commingled funds focus exclusively on the Education, Healthcare and Storage segments of the U.S. real estate market.  The firm's funds are differentiated, disciplined in focus, and strongly align the interests of investors with that of the sponsor. Other firm platforms include a European Student Housing strategy as well as a Real Estate Securities practice.

The firm has raised $11 billion in discretionary capital from some of the largest U.S. and foreign pension funds, corporate plans, insurance companies, endowments, foundations, family offices and high net worth individuals through six closed-end opportunistic real estate funds and an open-ended core property fund. 


U.S. Opportunistic

The Firm has raised six closed-end opportunistic Funds (vintage years: 2007, 2008, 2011, 2013, 2014, and 2016) focused on investing in the Education, Healthcare and Storage segments of the US real estate market. The Opportunistic Funds drive value through developing assets or repositioning assets by enhancing utilization and/or occupancy which drives assets to higher levels of stabilized NOI.  Then the asset is sold individually or as part of a portfolio.  The return profile mostly consists of appreciation with the balance derived from current operating income. To date, the Opportunistic Funds have sold over 345 assets representing over $6.4 billion in real estate (based on cost).


Launched in 2011, HSRE believes the open-end Core Fund is the first of its to kind to target stabilized assets exclusively invested in the Education, Healthcare and Storage segments of the real estate market. The Core Fund focuses on income-producing assets to be held for long periods, typically 10 or more years. 

European Opportunistic

HSRE launched it's second European Fund in 2017, which focuses on making opportunistic investments in the student housing sector. HSRE’s senior leadership brings significant experience investing in European real estate and like the US, the Firm will form partnerships with best in class local operating partners who are domain experts in the student housing sector.
